Building Smarter with Theben Automation

Theben Automation explains why smart integration is no longer a luxury but an essential for every new build

Why should house builders care about smart home automation? Today’s buyers expect more than bricks and mortar. They want homes that are connected, efficient, and future-ready. True smart home automation delivers on these expectations by integrating lighting, heating, shading, security, and energy management into a single intelligent system.

For developers, this is more than a selling point. It’s a way to differentiate in a crowded market, increase property values, meet sustainability and regulatory requirements, and reduce long-term running costs for occupants.

As of 2024, about 39% of UK households already use smart devices. Projections suggest that over 50% of homes—about 15.1 million households—will be smart by 2027. This isn’t just a luxury add-on anymore; it’s a mainstream demand.

From Luxury to Standard

Smart home technology is no longer niche. Only five years ago, automation was largely associated with high-end London apartments and bespoke villas. Today, affordability and scalability mean it has become just as viable in starter homes as it is in large multi-dwelling developments.

The appeal is easy to understand. Smart home systems can deliver tangible energy savings, estimated at around £450 per year for the average household, according to the Eco Experts 2024 Survey. Beyond savings, they are also influencing buyer decisions. A YouGov survey found that more than 60% of homebuyers would be willing to pay extra for a property fitted with smart heating and energy controls. For developers, this shift in demand is already reshaping the competitive landscape.

At the same time, smart features such as automated shading are becoming more than lifestyle upgrades. They help developers meet evolving standards, including Part O of the UK Building Regulations, which requires action on overheating mitigation. In other words, what once looked like an optional luxury is quickly turning into a regulatory necessity.

Integrated systems like LUXORliving by Theben have been created with this mainstream market in mind. They are installer-friendly, affordable, and scalable, whether for a single flat or an entire housing estate, making smart home automation accessible to all levels of the property market.

Protecting Your Home

Research from Savills shows that homes equipped with smart systems can command a premium of between three and five percent on resale. For many buyers, automation has shifted from being a desirable extra to a genuine must-have, with properties lacking these features increasingly falling behind in competitive markets.

Smart systems also make a clear impact on energy use. Automated heating, lighting, and shading work in harmony to cut down on waste, while technologies such as smart thermostats and presence detectors adjust energy use according to real occupancy patterns. The result is greater comfort for residents alongside reduced bills and carbon footprints.

Systems built on open protocols, such as KNX, avoid the pitfalls of proprietary technology that can quickly become outdated. With LUXORliving, developers can reassure buyers that their investment is protected and capable of adapting as needs and technologies evolve.

At the same time, smart systems help developers keep pace with tightening regulations. They support compliance with sustainability targets, improved EPC ratings, and new requirements such as Part O, which focuses on overheating mitigation. In this way, automation delivers both lifestyle benefits and practical solutions to emerging building standards.

Driving Profit Margins

One of the strongest arguments for integrating smart home technology lies in the financial return. Homes that feature automation not only attract greater buyer interest but often achieve higher sale values. Buyers are increasingly aware of the benefits and are willing to invest more in homes that offer convenience, security, and energy efficiency.

Beyond the immediate uplift in property values, the long-term savings for homeowners are compelling. With precise control over lighting, heating, and appliances, systems like LUXORliving optimise energy use according to daily routines and personal preferences. This can translate into hundreds of pounds saved on annual energy bills, a feature that buyers are quick to recognise as both sustainable and cost-effective.

Smart homes also open the door to a range of financial incentives. Government-backed schemes such as the Home Upgrade Grant (HUG) and ECO4 make energy-efficient installations more accessible and attractive. For developers, this rising demand means that homes equipped with smart controls are not only more appealing to eco-conscious buyers but are also aligned with national sustainability policies.

Ultimately, automation becomes a way to unlock higher profit margins while at the same time delivering genuine, measurable value to homeowners. It’s a win for both sides: developers benefit from quicker sales and stronger returns, while buyers enjoy reduced running costs and homes that are future-ready….
