We are run by experienced property professionals with extensive first-hand development experience and we have been lending to small and medium sized developers and builders for over 20 years. As a company we have almost 20 years experience in residential property development funding backed by 60 years experience in the building and construction industry. This extensive housebuilding and property development finance experience allows us to be able to provide flexible, bespoke solutions to a range of funding schemes within a significant geographical area.
We regularly receive repeat business from developers, and we have long established relationships, several of which go back over 10 years. We are a small team and developers deal with the same people from first contact through to completion of the development. This also makes the decision-making process fast, as those working on specific cases know everything about the process so far.
We carry out valuations and cost assessments in-house so there are no delays waiting for external valuers, quantity surveyors or remote underwriters/credit committees. The result is quick decisions throughout the funding process. Our product is simple: we provide senior funding for residential development. Our offers are easy to understand and transparent. We will provide up to 65% against Gross Development Value which would normally equate to 80%+ of the costs involved in the property development project – dependent upon margins. There are many areas of the country where we will offer property development loans. Although London, Essex, Kent, Surrey, Sussex and the Home Counties are our preferred area of housebuilding development finance.
Amongst the advantages from a client’s perspective, aside from the provision of property development finance, is access to the knowledge and expertise of a house-building organisation. Moody Venture Capital has revised its lending criteria. Terms are transparent and competitive with MVC being flexible on rates dependent upon the location of the property development – we will even finance a single unit.
Lending rates are scaled according to the percentage required by the housebuilder/property developer. Where we are providing the senior debt, we may consider bridging loans or stretched senior loans in some circumstances.
Many of our property developers return with new property schemes as they find the quick turnaround of payments (typically between 24-48 hours) an integral part of concluding their developments swiftly. Our own in-house surveyors undertake regular personal property valuation visits.
We have a straight forward operational structure where all evaluations and decisions are made in-house. We take a flexible approach to property development funding needs and would typically offer an in principle decision within 48 hours.
