Showhome investigates the trends in the land and new homes market, and what we expect to see in the coming year  

Every sector has its own trends. Trends, not in terms of what is in style, but in the general direction the sector is going and what developments are to be expected in the near future. What could have been a large element of an industry one year may become completely obsolete the next, and as industries adapt and develop, the trends consistently change with them. The market of land and new homes has constantly developing trends. With targets in the industry of becoming carbon neutral by 2030, and attitudes and the needs of house buyers changing, the industry needs to reflect and adapt upon these adjustments in order to keep up with the market demand. Developers across the nation follow the trends within the industry in order to produce housing that is desired by potential home buyers, as well as continue to innovate within the sector and work on their personal USP.  

The land and new homes market is a constantly changing market. With different legislations and goals for the market being constantly released, the state of the market changes with it. The opinions of potential home buyers also have the chance of altering the market. As customers are more and more so wanting sustainability and are more conscious of the spaces that they are purchasing, so aim to look for builds which align with their views. Not only sustainability, but what exactly the area that a build appears in has to offer, and the size or aesthetics of the development also have a large impact.  

Sustainability 

The importance of sustainability has been spoken about and is being worked on in every facet of the housing industry. With consumers more and more aware of sustainability and striving towards their personal sustainable targets, as well as the race to net zero within the housebuilding sector, sustainability will be one of the biggest trends of next year. Whilst housebuilders have already been adopting sustainable practices within their operations, 2023 will have a large emphasis on sustainability and sustainable practices. This is not a brand-new trend in the housebuilding sector, as this has been the number one priority for a long time, but changes within the industry, and the release of innovations which make sustainability easier to achieve, have meant that sustainability in the industry can continue to grow and evolve.  

Throughout the last few years, but especially 2022, there have been innovations in sustainability within housebuilding, as well as sustainable features for homes becoming more affordable, so they are now more likely to become a widespread phenomenon throughout new developments. Sustainable features such as solar panels, rainwater harvesting systems, and green roofs, can help to offset a home’s carbon footprint and are already desirable to homebuyers, so it is highly likely that 2023 will see a further spread of these within the residential market.  

Not only will sustainable housebuilding and sustainable features for the home be the only types of sustainable living that will reign supreme. With the cost-of-living crisis currently ongoing and impacting everyone throughout the nation, there will be a big emphasis on energy savings and green energy. Because of this, solar energy will be taking a front seat and will be a key factor in home buyers’ decisions on buying a property, as well as current homeowners who will be likely to invest in solar energy. As solar energy can be used in conjunction with other power sources, the integration of solar energy will see a large growth as people strive to minimise their electricity bills. The integration of solar energy doesn’t mean the integration of the large, clunky solar panels which we’re all used to. Through innovation, companies have been releasing solar roof tiles, made of the same materials as the standard solar panels, but are more stealthy in their application as, once installed on a roof, look similar to regular dark roofing tiles. The integration of innovations such as these will be one of the biggest trends in the additions to housing.
