The impact of digital marketing and virtual reality simulations in house viewing and UK estate agents.

The housing industry is constantly changing. Whether it is new materials growing in popularity in the interior design sector or a developing construction trend, adaptation is paramount in order to keep the market bustling. This can be applied to the housing marketing sector and the showroom market. The last couple of years have seen major adaptations as to how homes are viewed and the freedom that buyers have in altering a showroom. This special feature wishes to establish the innovations that have occurred in the marketing sector, especially around virtual and digital marketing, and how this is impacting the industry as a whole.  

How marketing is typically done   

It is fair to say that estate agents and the marketing of a home are a vital component in the home buying process. With regards to real estate and the selling of new properties there have been various ways to promote the interior and exterior of a home. There were many ways in the past in which housing marketing was done. The most effective way for many estate agents to promote a property and the validity of the agency was through word-of-mouth. Advertising of the home then moved to using images in a paper or showcased in the estate agents’ windows. Agents tend to use professional real estate photographers in order to make the house as appealing as possible. This is of course still done today, however the expansion of the internet has meant that various other types of marketing have taken off. Estate companies now have professional websites that focus on functionality and aesthetics, meaning that housing content and rooms get to be showcased in a classy and attractive manner.
   

The web has also allowed for digital listing presentation templates, lead management solutions, apps and blogs. Popular blogs particularly can deliver enormous amounts of value in an effort to build a platform and garner attention. If readership soars and information with regards to mortgages rates and housing prices are shared in the blog, it can be deemed as highly useful for homeowners which raises the credibility and popularity of any estate agency. This will in turn draw more of the right traffic in the direction of the company. Social media of course is one of the greatest technological real estate marketing tools where websites such as Facebook, Instagram, Houzz, and Twitter provide greater reach and scope to homeowners and work in real time. This means that the latest deals and updates can be posted and viewers can share information and receive the latest updates straight away. Furthermore, sending PR to online companies can further spread information of particular housing or property development. Once all this marketing is done, it is expected that a new buyer can visit the property and decide whether it is the right fit for them. It is evident that without technological evolution, real estate marketing would not be as effective for agents. However, in the last year or so there has been a major development in virtual marketing. But what is virtual marketing and how does it work?
