Independent West Country house builder Devonshire Homes has exchanged conditional contracts for the acquisition of over 18 acres of land for a new build homes development in Bideford, North Devon.

This residential scheme located off Manteo Way, East-the-Water, already has an outline planning permission and Devonshire Homes will now seek to obtain detailed consent for up to 225 new homes. The proposed development, named The Grange, will offer a mix of one and two bedroom flats and two, three, four and five bedroom houses and will also include a 20% affordable homes allocation.

The award-winning house builder, which currently has active sites in Crediton, Bovey Tracey, Kingsbridge and St. Austell, will submit a reserved matters application in the coming weeks with an aim for construction to start on site by early 2022. This will mean that house hunters looking for new homes in Bideford can look forward to the first completions at The Grange in Autumn 2022.

Devonshire Homes has said that as part of the S106 contributions with Torridge District Council, it will make payments benefiting the local area which will go towards primary education, special education needs and improvements to Bideford Skate Park. East-the-Water is a residential suburb of Bideford which is close to the A39, Atlantic Highway and A361, ensuring excellent commuter links to North Devon and further afield. The suburb features a Primary School rated ‘Good’ by Ofsted, a landscaped park which surrounds the historic Chudleigh Fort and a superstore.

Cris Neale, Joint Acting Managing Director at Devonshire Homes, commented: “If our detailed plans are approved by Torridge District Council, we will be able to move forward with work on delivering more much-needed new homes to Bideford.”

Cris continued: “Work will start on submitting a detailed application for a total of up to 180 open market and 45 affordable homes on this allocated development. We are looking forward to bringing a range of home sizes and styles to The Grange that means prospective buyers from varying stages of the property ladder will be able to find a suitable home here.”

Devonshire Homes has previously enjoyed sell-out success at sites in North Devon including Westaway Reach in Barnstaple and Mazzard View in Landkey. The team has decades of experience in developing new homes sites across the West Country with current developments including: Tarka View, Crediton; Longston Cross, Bovey Tracey; Applegate Park, Kingsbridge; and Gwallon Keas, St. Austell.
