Regeneration boosts Prescot property market

Proof of Prescot becoming a property hot spot can be found with new homes in the Merseyside town selling out a whole year ahead of schedule.

Anwyl Homes is among the roster of homebuilders involved in breathing new life into the former Prysmian Cable Factory at Prescot Park, where a total of 750 homes will be built set amid open space.

For its part Anwyl is delivering 119 new homes at Carr’s Rise, all of which have now been reserved, a year earlier than anticipated.

Buoyed by the success Anwyl is now keen to consider new opportunities in the area.

Anwyl acquired a nine-acre parcel of land on Carr Lane from Prescot Business Park in 2017. Work began in early 2018 and show homes opened that summer.

Land Registry figures suggest that during the development’s lifespan (from December 2017 – December 2020), prices paid in the wider Knowsley area have increased by 4.4%. Over the same period, house prices across the UK increased by just 1.2%.

Managing director of Anwyl Homes Lancashire John Grime said: “We’re immensely proud of Carr’s Rise as it was the very first site acquisition for our Lancashire business and will be the first development to complete. Buyers shared our vision for the regeneration of the former factory site and were keen to secure homes at the earliest opportunity.

“The high demand has meant that while we expected the development to take four years, all of the homes have now been reserved and we’re looking forward to welcoming the final residents this summer – a year ahead of schedule. We’re keen to build on the success of Carr’s Rise and would consider further land opportunities in Prescot, as well as elsewhere in Knowsley and, indeed, across the Liverpool City Region.”

The Cables Retail Park, near Anwyl’s Carr’s Rise development was expanded with new shop units added before work on the homes began, but the wider area has also seen substantial investment in recent years. This has included a new Centre for Learning with community and leisure facilities; the multi-million pound Whiston Hospital; the Prescot Centre, bringing together the One Stop Shop, library and the borough’s museum; and two business parks – Prescot Business Park and Kings Business Park.

The wider Prescot area is currently the subject of major investment, including a £3.1 million heritage-led scheme set to breathe new life into the town centre to secure its future while preserving its history.

In addition, the town will soon be home to the new Shakespeare North Playhouse, which is under construction and due to open in 2022.

A £7.5 million scheme to improve Prescot train station and pedestrian links to the town centre and playhouse, is also underway.

Cllr Tony Brennan, Cabinet Member for Regeneration and Economic Development said: “I am delighted to hear that the new homes in Prescot have been such a success. Prescot really is a unique and special town so it is wonderful to see so many new people setting up home here. This development, alongside other housing developments in Prescot and across Knowsley, offers high quality homes providing the types of housing we know that people want, and which are in high demand in the borough.”

For those who missed out at Carr’s Rise, Anwyl has a choice of homes available at Edenhurst Grange, in Bowring Park, Liverpool; Lea Grange, St Helens; and Priory Gardens, in Burscough.

The company’s Lancashire business also has developments in Barton and Longridge, near Preston, has just launched new homes at Winnington Place near Northwich, in Cheshire, and recently acquired land at Warton, between Preston and Lytham.
