£1.22 million for Birmingham development site in Bond Wolfe auction

A former Birmingham social club with permission for redevelopment into 50 apartments will go under the hammer at Bond Wolfe’s next livestreamed auction on Wednesday 11 December. A guide price of £1.22 million+ has been set for the former Ivy Leaf social club at 2296 Coventry Road, in the east Birmingham area of Sheldon. It sits on 0.75 acres of land and has planning consent for demolition and redevelopment to build a three-storey block of 50 apartments with a ground floor retail unit and car parking.

James Mattin, managing director and auctioneer at Bond Wolfe, said: “This is a great oven-ready development opportunity in a highly prominent position with great access to the city centre and beyond. The Former Ivy Leaf will be offered for sale at our next auction unless a pre-auction sale is agreed. A full legal pack will be available for inspection, and we are inviting immediate expressions of interest.”

Listed as a freehold residential development, it has been granted planning permission for the 50 apartments and retail unit but has potential for other uses, if alternative planning consent could be secured. The existing proposal, under application number 2021/06275/PA, is for demolition of the existing buildings, replacing them with a block of 35 flats and another of 15. The site currently consists of the former social club building, which extends to 14,646 sq ft and features a combination of architectural elements.

Mr Mattin said: “The structure includes both a three-storey and a single-storey section, constructed with masonry materials. The building is characterised by a mixture of flat and barrel-vaulted roofs, contributing to its distinctive design. The multi-level configuration offers flexibility for redevelopment, while the existing structure provides a solid foundation for potential conversion or expansion.
“Given its current state, the site presents significant opportunities for repurposing or redevelopment, subject to planning consents.”

The Coventry Road site, on the A45, provides easy access to Birmingham International Airport and train station and the national motorway network at junction 6 of the M42, providing access to Birmingham and Coventry city centres and Solihull town centres. Sheldon retail park is within walking distance of the site and is anchored by Marks & Spencer Food and Morrisons with additional occupiers including B&M, The Gym Group.

The former Ivy Leaf club will be among scores of lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am on Wednesday 11 December. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
