Drone photography shows progress of new homes in Sampford Peverell

Edenstone Homes is working with local agent Greenslade Taylor Hunt to market new homes at The Orchards. They’ve released photographs showing the progress of the scheme, taken from above.

Plus, for a limited time only and on selected homes, Edenstone is offering to help cover some of the costs associated with moving home*.

Owen Setter, from GTH, explained: “When people are buying off-plan or see a CGI of a property for sale they tend to think that it’s not yet ready and may not be for a long time. With the aid of videography and photography, we’re able to present potential buyers with the reality of what’s on site and show what a beautiful environment the development offers and this can encourage people to enquire.

“At The Orchards there’s a range of levels across the site, with potential for incredible views. The exceptional finish to the communal external areas make the site particularly attractive. It feels like a luxury retreat on arrival, giving a real premium feeling that makes visitors want to live there.”

GTH has been operating in the Southwest for over 180 years, making the company a familiar and trusted name in the area with the ability to help homeowners sell up and manage onward chains.

“We have buyers registered with us who may have only considered second hand homes otherwise and wouldn’t have known about the homes being built at The Orchards,” Owen added.

“The standard of finish provided by Edenstone is particularly high, so the offering is premium compared to most homes available locally. Many people have tight budgets, so like the reassurance of a new build, with warranties ensuring there won’t be any unexpected costs that pop-up after they’ve moved in.”

The Orchards offers a choice of three, four and five-bedroom homes and three-bedroom luxury bungalows, with current prices from £534,995 for a four-bedroom detached Dartford.

They’re among the most efficient available, scoring A ratings for energy efficiency. According to research from the Home Builders Federation, new houses are 65% more efficient than older ones, with the potential to save almost £2,000 a year.

Edenstone operations director Chris Edge said: “Working with GTH and having marketing materials for The Orchards in their Tiverton office is a great way to help raise awareness of the homes we’re building in Sampford Peverell. Together we’re able to offer a streamlined service to help sellers become buyers. We have homes at The Orchards that will be ready to move into before stamp duty changes in April, plus for a limited time we’ll contribute towards the stamp duty and agent’s fees, essentially giving buyers the chance to move for free.

“Alternatively, those with a house to sell could use part exchange to climb the housing ladder quickly and simply.”

Homes at The Orchards have attracted a mix of local purchasers and those moving from the wider Devon area. They all recognise the benefits of strong transport links via M5, A361 and Tiverton Parkway train station, making Taunton, Exeter, Tiverton, Barnstaple and Bristol all easily accessible, plus good local amenities including schools and a pub, with the seaside and national parks offering opportunities to explore the outdoors.
