Elan acquires land for new Shuttington homes

Planning is under way to create 24 high-quality new homes in North Warwickshire, due to start in spring/ summer, following the sale of a three-acre parcel of land by a leading property consultancy.

Fisher German recently completed the sale of the site off Main Road in Shuttington to Elan Homes. The firm simultaneously promoted the land through North Warwickshire Borough Council’s Local Plan while drawing up a planning application for up to 24 homes to be built.

Outline planning permission was secured in May 2020, after which Fisher German marketed the site via informal tender. They received a high level of interest due to the land’s good location in North Warwickshire and with it being within close proximity to Tamworth, which provides good links to public transport. The landowners received multiple offers and decided to sell to Elan Homes after the homebuilder demonstrated strong design credentials.

Matthew Handford, associate at Fisher German who completed the deal on behalf of the landowners, said: “This sale was a real team effort at Fisher German – firstly from our planning team who not only promoted the site for inclusion in North Warwickshire’s Local Plan, but secured the outline permission to significantly boost the site’s value.

“The Development Agency team then produced an excellent marketing campaign, receiving a particularly high number of offers which meant our client could choose a party that demonstrated delivering a high-quality scheme that would both complement and enhance the village. We’re really pleased the land has now been sold to Elan Homes and we are looking forward to the homes being built in a region where they are much-needed.”

Elan worked alongside the landowner to obtain a reserved matters planning permission, granted by North Warwickshire Borough Council in September. Having recently acquired the site, the homebuilder is preparing to start work to prepare the land for new homes.

Ben Jowett, head of land at Coleshill headquartered Elan Homes Midlands, explained: “While we’re based in Warwickshire, this is our first development site in the county. Fisher German’s promotion of the site so that it was allocated for housing in the North Warwickshire Local Plan made it an attractive prospect.

“We’re currently active on several nearby developments across the county border in Staffordshire, creating new homes in Tamworth, Elford and Lichfield and are looking forward to starting work on site in Shuttington to deliver 24 new homes in spring/summer 2024.

“The scheme will provide a boost to the local area by addressing a need for both open market and affordable housing, plus investment in the neighbourhood, while also providing employment opportunities on site and the wider supply chain.”

As part of the development Elan will provide 10 affordable homes, which equates to 41.6% of the total development. The 14 private sale properties will offer a mix of two to five-bedroom homes.

The Shuttington scheme demonstrates Elan’s flexible approach with the architecture of the homes mirroring local properties with features including projected gables and bay windows, with some properties to be rendered in rough cast white.

To ensure the growth of the neighbourhood is sustainable, Elan has committed to invest more than £225,000 in the local area in the form of section 106 contributions agreed during the planning process. This includes the provision of affordable housing, plus funding for open space and recreation, leisure facilities, biodiversity offsetting and £3,000 for public footpath maintenance.

The homes will enjoy a leafy setting with existing trees and hedgerows retained and new trees. There will be a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow. On legal matters for the sale of the site, Shakespeare Martineau represented the landowners, while Benjamin Smith of Roythornes acted for Elan Homes.
