The show home lounge at Elan's Stableford development in Worcester

With less than 12 weeks until Christmas, there’s no time like the present for buyers hoping to move in time to celebrate the festive season in a brand new home in Worcester.

The gift of Stamp Duty being waved has boosted the housing market in recent months. Elan Homes is selling properties at Stableford ahead of build, with many of the homes now on sale due for completion in February.

But those who act fast could find they’re able to move much sooner as a limited number of four-bedroom homes will be build complete before the end of the year.

These will be the final homes at the development available with the current Help to Buy scheme. They’re also Stamp Duty free, and, if that wasn’t enough, even those with a house to sell could find they’re able to deck the halls of a brand new home thanks to Elan’s EasyMove scheme.

Elan Homes Regional Sales Director Tracey Ball explained: “Homes at our Stableford development are selling fast, but those who can’t wait to move won’t have to. We have a few properties that will be ready to move into before Christmas. They’re currently exempt from Stamp Duty and available with Help to Buy, with the two schemes combined likely to make a considerable difference to buyers’ budgets.

“What homeowners may not realise is that these will be the final homes here they will be able to purchase with Help to Buy as from April the equity loan scheme will be open to first time buyers only. In its current form Help to Buy is open to those who’ve sold their current property subject to contract. We can assist with that too with our EasyMove scheme. We’ll work with local agents to sell the customers’ home quickly on the open market and even pay the fees.”

The homes available for a pre-Christmas move are a Southwold, priced from £375,000, and an Alvechurch, available from £435,000.

The Southwold home offers 1,283 sq ft of living space, including lounge with feature bay window to the front. Double doors lead from the lounge through to the open plan kitchen and dining room, with adjoining utility, to the rear. A cloakroom completes the ground floor.

Upstairs, the main bedroom has an en-suite to complement the family bathroom.

The Alvechurch is a generously proportioned home, spanning 1,591 sq ft. It includes an open plan kitchen, dining and family room with convenient utility at the rear, with spacious lounge at the front.

With a downstairs cloakroom and en-suites to two of the four bedrooms, there will be no morning rush for the family bathroom.

Close to the city centre, including Worcestershire Royal Hospital, the homes benefit from good local schools and easy access to the M5.
