More than £1 billion-worth of Scottish new-build homes are now being marketed and even “sold” online as the property market slows.
Scottish housebuilders are using digital showhome software to market £1bn worth of new-build homes, which is equivalent to 16% of the Scottish new build market and a 6% increase since this time last year.
The software, developed by PropTech company, Pixel, allows potential buyers to browse entire new-build projects, compare and even reserve properties online – the closest the property market can come to an online sale. The software also allows for the entire options selection process to be completed by buyers on their own, in their own time.
Housebuilders in Scotland are using this software package to plug gaps in staffing, reach buyers further afield and out of hours. It also generates insightful and actionable data about buyer behaviour and preferences.
Steve Smith, Director at Pixel, says, “Marketing and selling anything online is simply the most efficient way of doing things. In the property market, on top of all the benefits to potential buyers, it helps housebuilders educate their sales teams on new developments much faster, and it frees up an awful lot of man-hours from the options selection process. Given that we were already in something of an HR crisis before any of the recent market turbulence, you can see how this would be invaluable to housebuilders who are already stretched.
“When we launched version 2.5 of our software earlier this year, we helped sell 10% of all the new builds in Scotland. The 6% increase from then to now, on version 3 of our software, clearly demonstrates that the market is moving to an online-first model of marketing and selling new build properties.”
