Social and Sustainable Showhomes

Sustainability is at the heart of the design themes for the showhomes at Bellway’s new Cedarbrook Rise development in Goffs Oak.

Bellway has three showhomes at the site for would-be buyers to visit – two three-bedroom houses and a four-bedroom property.

The showhomes’ looks were created by three different specialist interior companies and were designed very differently using the latest interior trends and techniques. But the common thread is sustainability.

Bellway North London Sales Manager Zoe Dobbs said: “Our customers come to a showhome for inspiration and these examples certainly provide that.

“Many of our customers are keen to make sustainable choices and it is genuinely inspiring to see showhome designs that put those ideas at the heart of the scheme.

“The creative teams approached this in a variety of ways. That included sourcing locally, making from scratch, using recycled materials or Forest Stewardship Council (FSC) certified products, and choosing items that can themselves be easily recycled when they have reached the end of their useful life.

“It’s so interesting for potential customers to see the variety of ways you can approach the challenge of living more sustainably – and to see that it means absolutely no compromise on style and practicality.”

The three showhomes are the four-bedroom Reedmaker house style, and the three-bedroom Harper and Thespian styles.

The Reedmaker showhome was designed by Phoenix Interior Designs Ltd.

The company took a range of approaches to sustainability in its furniture and décor choices.

Sue White, founder of Phoenix Interior Design Ltd, explained that her team also had something playful in mind when they planned the scheme for the Reedmaker.
She said: “We wanted to make people smile.”

The team has included quirky touches around the house but without ever straying from a luxurious and sophisticated quality in the design. The spare bedroom includes furniture made from easily recyclable cane, and lamps made with recycled glass. The kitchen dining space has an FSC-certified table.

The Harper showhome was designed by Show Business Interiors. This showhome also included the use of FSC-certified materials.

Show Business Interiors embraced the current interior design trends for textural overlays, bands of colour, and peach and blush pink tones.

The company aimed to create a fun and stylish home with “a touch of sparkle” according to Alix Riding, Creative Account Manager at Show Business Interiors. Touches such as fluted shapes on the furniture, and textured wallpaper were included to catch buyers’ attention.

Alix said “The imagined buyer for the house was an extensive, well-rounded family, including children and a dog.

“The most important requirements of the brief included emphasising the kitchen as the heart of the home for family time and entertaining while maintaining a colourful and vibrant aesthetic throughout.”

This was shown off with a colourful and vibrant style in the kitchen, which was imagined as a place for family time and entertaining.

The in-house team created the dressing table for the main bedroom, which lowered the carbon footprint of the project by reducing reliance on external delivery services while delivering quality craftsmanship to the project. And sustainable rattan, which is renewable and biodegradable, was used for the child’s teddy-shaped headboard.

The Thespian was designed by Clayton & Company.

It seeks out locally sourced materials wherever possible to reduce transportation emissions and support local economies. Its furniture supplier uses FSC-certified wood and has a workshop that uses solar energy.

Clayton & Company also makes a point of choosing well-made and durable soft furnishings so that products last longer and therefore minimise the need for frequent replacements.

When dressing the Thespian showhome, Clayton & Company kept in mind not just buyers who might be interested in that house style, but potential customers considering other homes at Cedarbrook Rise.

Business Development Manager Megan Young said: “The development has properties ranging from one-bedroom apartments to four-bedroom family homes, so the design needs to appeal to a wide audience of buyers whether its young couples, downsizers, families moving up, shared ownership and much more.”

The key to this is making the look feel achievable to visitors. Megan said: “It’s always important to have elements that stand out and the simplest way to create this in this plot is through punchy prints and bold soft furnishings. Having an achievable look that buyers can replicate is also so important.”
