Tilia Homes provides new homes in Devon

The housebuilder Tilia Homes Western has commenced work on a new development in Exeter which will bring 182 homes to Devon, a county that is facing growing issues over housing supply and affordability.

A new Housing Commission was formed in the region earlier this year to look at the shortage of appropriate housing, with Devon County Council declaring that the county is facing a serious housing crisis.

Brook Manor, situated in the quiet suburb of Alphington, will deliver a range of one to four-bedroom homes, with 30% of the development designated as affordable housing.

Tilia Homes takes a fabric-first approach to the construction of its developments, putting energy efficiency at the heart of its properties, which will potentially be cheaper to run.

The new homes are timber framed providing design flexibility and a quicker construction process meaning buyers can move in sooner. Most of the properties also feature solar panels adding to their energy efficiency. Infrastructure work is well under way and homes are now released for sale, with a show home due to open soon. The development will officially launch in the new year.

As part of its commitment to Brook Manor, Tilia Homes has pledged more than £2.6m in investment towards local education and healthcare facilities, as well as road traffic management, including a pedestrian and cyclist bridge.

Simon Perks, Regional Managing Director for Tilia Homes Western, said: “We place great emphasis on building the right homes in the right place in response to the needs of the local area. Therefore, we’re very much looking forward to seeing the works progress at Brook Manor. We recognise that Devon has specific housing needs, and are committed to constructing high quality homes that align with the preferences of prospective buyers, producing a development which has practicality, functionality and affordability in mind.”

Brook Manor will also enhance the biodiversity of the surrounding area by providing green open spaces with bird and bat boxes installed throughout the development. A children’s play area will also be provided.

Simon added: “Our aim is to build a thriving community in a place that has great amenities, good commuter links and a strong identity while meeting housing needs.

Brook Manor, in Shillingford Road, is part of the Tilia Homes Western portfolio, which is also providing homes in other parts of Devon, including Kingsteignton, Plymouth, and South Molton, along with Chard, Templecombe and Yeovil in Somerset plus Bristol.
