Over half of the 438 houses and apartments being delivered at the Belgrave Village development in central Birmingham will be completed during 2024. The £106m 12-acre regeneration scheme is being delivered by Wavensmere Homes in partnership with Galliard Homes and Apsley House Capital.
Accessed off Belgrave Middleway (A4540), just outside the city’s Ultra Low Emission Zone, 70% of the homes have already been matched with purchasers at the off-plan stage. The popularity of the scheme is being attributed to the attainable prices – which start from £208,000 – eco technology including air source heat pumps, and design features such as three-metre-high ceilings within each floor of the houses.
In late 2023, new residents moved into the first 40 houses at the development. A two-bedroom show house and the first phase of the communal gardens were also unveiled to the public. The 225 completions for 2024 will comprise 100 houses and 125 apartments, with new residents scheduled to move in during every month of this year.
Once build complete in spring 2025, Belgrave Village will provide residents with an on-site gym, co-working space, screening room, and concierge service. The six acres of linear parks and mix of apartment and house types will enable occupiers to care for a small pet. The gas-free homes have a high EPC-rating, enabling purchasers to benefit from Green Mortgage rates.

Homes purchased for investment at Belgrave Village are in high demand with vying tenants. Rental yields equate to well over 6%, which reflects a greater return than other comparable areas of central Birmingham, such as the Jewellery Quarter and Digbeth.

Each Belgrave Village home benefits from air source heat pumps, natural ventilation, and low energy appliances, to enable occupiers to lower their carbon footprint and household bills. The houses are sold with a parking space, while purchasers have the opportunity to buy parking with the one- and two-bedroom apartments.
All Belgrave Village homes feature contemporary fitted kitchens with integrated appliances. Bathroom suites are by Geberit with coordinating Bristan brassware. Flooring is provided throughout each home, consisting of a mix of luxury vinyl tiling and fitted carpets. A one-bedroom first floor 430 sq ft apartment is priced at £208,000, while a two-bedroom third floor 648 sq ft apartment is priced at £265,000. Three-bedroom 1,079 sq ft Lucas houses are priced at £399,950. A 50% share of a Heylo shared ownership one-bedroom apartment is £105,000.
For local journeys into the city’s business, shopping, and cultural quarters, cycling and E-scooters that are readily available for hire are the preferred methods of transport for most residents, although bus stops are positioned close to the new development. Moor Street station and New Street station are both around 1.5 miles away, offering frequent services across the UK rail network. Trains from New Street to London Euston take 63 minutes. The A4540 leads to the Aston Expressway (A38M) and provides easy access to the national motorway network.
Wavensmere Homes has invested in virtual reality, augmented reality, and a range of fly-through videos, to give prospective purchasers the opportunity to get a real feel for each available home.
The Belgrave Village site was previously Joseph Chamberlain Sixth Form College and Birmingham Sports Centre, but had lain derelict for 20 years. Headquartered in Edgbaston, Birmingham, Wavensmere Homes has close to 3,500 new homes either in production, or planning.
