Christmas comes early for home buyers in Staffordshire

The gift of Stamp Duty being waved has boosted the housing market in recent months, including sales of new homes at Brook Meadow.

But those who want to enjoy a tax-free move will need to act fast as the Stamp Duty holiday only applies to property purchases that complete by the end of March.

Elan Homes still has a number of homes at Brook Meadow that can be purchased ahead of the deadline. There’s also the chance to reduce the initial cost of a brand new home with Help to Buy. If that wasn’t enough, Elan is offering a £10,000 gifted deposit contribution, plus flooring throughout and turf to rear garden on selected properties.

Marie Morris, sales director for Elan Homes in the North, said: “Even Father Christmas himself would be hard pressed to deliver a new home that would be ready to move into in time for the festive season. Based on our experience, this time of year is when people traditionally tend to put thoughts of moving home on hold while they focus on Christmas. This usually leads to an influx of buyers searching for a new home from Boxing Day onwards.

“This year we’re encouraging people to think differently and to start their home buying journey now to beat the post-Christmas rush and give themselves something to look forward to in early 2021. Plus, the combination of the Stamp Duty holiday, the Help to Buy equity loan scheme and our offer of a £10,000 contribution towards their deposit could make a considerable difference to buyers’ budgets.”

Exclusive to new build homes priced up to £600,000, Help to Buy in its current format offers first time buyers and those who’ve sold their current property subject to contract the chance to take out an equity loan for up to 20% of the purchase price.

To buy a home with the current scheme, it must be reserved by December 15 2020 and the purchase must legally complete by March 31, 2021. Using the scheme, eligible purchasers typically only need a 5% deposit and 75% mortgage to secure a new home.

From April next year Help to Buy will only be available to first time buyers and with regional price caps.

Homes at Brook Meadow eligible for the current Help to Buy scheme include a three-bedroom Ripley style property priced from £214,995 and a four-bedroom Southwold from £309,995.

These homes are also available tax free, thanks to the Stamp Duty holiday which is due to end on March 31.
