Glazing has become a defining feature of contemporary homes. What are the biggest design trends you’re seeing among UK developers?
The overriding trend is towards more glass, less frame and a much greater connection between the home and its surroundings. Developers are often looking for larger apertures, slimmer sightlines and glazing that makes internal spaces feel brighter and more generous.
Alongside that, we’re seeing continued demand for seamless indoor-outdoor living. Flush or near-flush thresholds, large sliding doors and configurations that minimise visual interruptions can transform the relationship between kitchens and living spaces and gardens. Glazing can be particularly effective where developers are seeking to give a property a distinctive architectural identity without adding unnecessary complexity.
We’re also seeing glazing considered more holistically. Rather than choosing windows, doors and other glazed elements independently, developers are looking for complementary systems that create a consistent architectural appearance across the whole of the property.
How has the role of glazing evolved from being simply a building product to becoming a key architectural design feature?
Glazing used to be something that was effectively inserted into an opening once the wider building design had been established. Today, those openings are often fundamental to the architecture from the outset.
A large, glazed elevation can determine how rooms are orientated, how the homeowners can move through a space, where natural light enters and how the building connects with a garden or view. Consequently, decisions around panel sizes, frame proportions, sightlines and thresholds have a much greater influence on the character of a development.
Advances in glazing and aluminium systems have helped make that possible. Very slim frames and much larger panels allow the glass, rather than the frame, to become the dominant visual element. That gives architects considerably more freedom and means glazing can become one of the features that goes a long way to differentiate a development, rather than simply fulfilling a functional requirement.
How can bespoke glazing solutions help achieve a premium appearance without significantly increasing build costs?
The key is to spend where it creates the greatest visual impact. You don’t necessarily need an unusual glazing solution on every elevation. A carefully considered feature opening in the main kitchen or living space, for example, can significantly elevate the perception of quality of an entire property.
Bespoke also doesn’t have to mean unnecessarily complicated. It can simply mean configuring a proven system around the architecture: optimising panel widths, reducing the number of mullions, coordinating frame finishes or creating a flush transition between inside and outside.
Early design input is particularly valuable here because it allows us to identify where a particular specification will genuinely add value and where a more standard solution will achieve virtually the same result. For developers working across multiple plots or house types, there are also opportunities to standardise key details while retaining the premium appearance of individually considered glazing.
How have modern glazing specifications evolved to deliver both impressive aesthetics and excellent thermal performance?
Historically, there was a perception that large areas of glass inevitably meant compromising thermal efficiency. Modern systems have changed that significantly.
High-performance glass, thermally broken aluminium profiles, improved weather performance and more sophisticated design mean developers can now achieve very large glazed areas and extremely slim-looking systems while maintaining strong thermal performance and without causing rooms to overheat.
The important point is that performance needs to be considered at system level rather than looking at the glass alone. Glass specification (including solar control coatings), frame performance, panel dimensions, orientation and installation detailing all contribute to the finished result.
That is particularly relevant with today’s preference for larger panes and slimmer frames. The objective is no longer simply to achieve the lowest possible U-value in isolation; it is to design the right combination of glass and framing for the property so that thermal efficiency, natural light, solar performance and aesthetics all work together.
What should developers be considering now when selecting glazing systems for projects that need to remain compliant for years to come?
Developers need to think beyond whether a glazing system satisfies today’s minimum requirement and consider how it contributes to the performance of each property as a whole.
Fabric efficiency is increasingly important, but so too is the interaction between glazing, solar gain, overheating, ventilation and the building’s heating strategy. A specification that works on one elevation or house type won’t automatically be appropriate for another.
Futureproofing therefore comes down to selecting well-engineered systems with proven performance data and having enough flexibility in the glass specification to respond to different orientations and building designs.
Beyond thermal efficiency, what other performance factors are becoming important when specifying glazing?
Solar control is a major consideration because maximising glass without considering orientation can increase the risk of overheating. The correct glass specification can help manage solar gain while maintaining high levels of daylight and transparency.
Acoustic performance is increasingly important too, particularly on urban developments, brownfield sites and homes close to roads, railways or other sources of noise. Different glass make-ups can make a significant difference, but they need to be considered as part of the complete system.
Security, weather performance and accessibility are equally important. A visually minimal threshold, for example, still needs to work in the British climate. The best specification is therefore one where the aesthetic appeal has been developed alongside these practical requirements, rather than performance being addressed after the design has been fixed.
Why is early engagement between architects, developers and glazing specialists becoming so valuable?
Because the more ambitious the glazing, the more it affects everything around it.
Large-format sliding doors and flush thresholds have implications for structural openings, finished floor levels, drainage, waterproofing and surrounding finishes. Those interactions are much easier (and less expensive) to resolve on a drawing than they are on site.
A good example is a flush-track installation. To create a genuinely seamless transition, the glazing track, internal floor and external finish all have to be coordinated accurately. If levels are not established correctly early in the build, addressing them later will have consequences.
Bringing the glazing specialist into the conversation early allows architects and developers to understand panel limitations, structural requirements, threshold details and performance options before key decisions become fixed. It also creates opportunities to simplify the design, engineer out potential problems and control costs.
Ultimately, early collaboration is less about selling a particular glazing system and more about ensuring the architectural intention can actually be delivered efficiently on site.
Looking ahead, how do you expect glazing to continue influencing the design of high-quality residential developments?
We expect the demand for natural light and strong connections to outdoor space to remain fundamental to residential design, but the way those ambitions are delivered will become increasingly sophisticated.
Frames will continue to become less visually prominent; panel sizes will remain generous and threshold detailing will become more integrated into the architecture. At the same time, energy efficiency and overheating requirements mean the industry will have to become smarter about where glass is positioned and how it is specified.
That creates an opportunity for developers. The next generation of premium homes won’t necessarily be defined by simply having the greatest quantity of glazing; they will be defined by having the right glazing in the right places.
We also expect greater coordination between glazing, shading, ventilation and wider building performance. For developers, the opportunity is to treat glazing as part of the design strategy from day one. Done well, it can simultaneously enhance daylight, views, accessibility and the sense of space while helping give a development the visual identity that makes it stand out in the market.
