National housebuilder Bellway has launched a range of low carbon properties in a pilot project aimed at delivering the sustainable homes of the future.
The four houses, which went on sale on 8th October in the North East of England, are the first to be built as part of Bellway’s Future Homes scheme – an initiative which is to be rolled out across the country. They are currently under construction at the Church View development in Callerton, west of Newcastle, where Bellway is building under its Ashberry Homes brand.
The three and four-bedroom properties have been designed to comply with the Government’s Future Homes Standard, which comes into effect in 2025, and will feature a variety of technological innovations aimed at improving energy efficiency.
With a focus on research and development, Bellway will be monitoring the performance of the various measures installed within the properties to ensure they achieve optimal energy efficiency for their owners. The data gathered from the buildings will also be used to inform future innovation and shape the wider rollout.

“The launch of these exemplar homes at Church View comes almost three years before the introduction of the Government’s Future Homes Standard, demonstrating that Bellway is at the forefront of the industry’s attempts to minimise its impact on the planet.
“The technological solutions these homes provide will enable buyers to monitor and manage their energy consumption, which we predict will help to reduce the impact of rising fuel prices while reducing the size of their own carbon footprints.”
Green technologies featured as part of this new range of homes include the use of air source heat pumps which run on electricity instead of conventional gas boiler systems.
Properties will also be fitted with solar panels, installed as part of the structure of the roof instead of being fixed on top, to prevent bird infestation and provide a better aesthetic look to the exterior of the home.
The comprehensive energy efficiency measures also include a combination of thicker insulated roofs, triple-glazed windows and underfloor heating loops which residents can operate using an app on their smartphones.
The Government’s Future Homes Standard, which will come into effect in 2025, requires newly built homes to be future-proofed with world-leading levels of energy efficiency and low-carbon heating, producing 75 to 85 per cent less carbon emissions than previous standards.
Future Homes have a Predicted Energy Assessment of 98 to 100 A – the highest possible score – for energy efficiency and environmental impact.
Church View is a development of 184 homes, comprising 156 properties for private sale and 28 affordable homes for low-cost rent or shared ownership.
