Linea Properties, a joint venture between HDG Ltd and The Estate Office Shoreditch, has submitted a planning application to the London Borough of Hackney for the ambitious regeneration of the Shoreditch Works site.

Shoreditch Works is set to become London’s premier Regenerative Business Hub, designed to deliver “net-positive” development with significant social, economic, cultural, and sustainability benefits. The site is strategically located at the intersection of London’s tech cluster, Fashion District, Creative Enterprise Zone, and the City of London, offering a unique opportunity to bring together commercial, creative, and community elements.

Designed by architects Kohn Pedersen Fox (KPF) and heritage specialists Richard Griffiths Architects, Shoreditch Works will be a workplace-led mixed-use development that showcases exceptional ESG (Environmental, Social, and Governance) standards. Linea Properties has collaborated with key partners, including Green Lab, the Crafts Council, and ING Media, to ensure the project leaves a lasting positive legacy for Hackney residents.

The development is projected to deliver £31 million in social value in its first year alone, alongside the creation of 612 jobs and apprenticeships across construction and end use. It will feature approximately 423,340 sq. ft of newbuild office space and 227,000 sq. ft of modernised office space, catering to a variety of building sizes, typologies, and rental price points. The plan also includes the Shoreditch Works Innovation Centre, offering affordable workspace for green investment and research.

Additionally, the project will accommodate over 6,000 jobs in the business, research, and creative sectors. Housing provision will double the existing number of homes on-site, with 78 dwellings planned, 35% of which will be affordable housing, a first for the site. The development will also introduce a new 8,500 sq. ft flexible indoor and outdoor community space called the “Urban Room,” designed for work, networking, and community events. Public realm improvements will include 38,570 sq. ft of animated, people-friendly spaces and 58,060 sq. ft of publicly accessible internal ground floor areas. Heritage features will be preserved with the restoration of the Grade II* listed Worship Street and Webb Terrace.

The cultural programme, “Meanwhile…In Shoreditch,” is a flagship initiative designed to activate the Shoreditch Works Placemaking Strategy. Co-designed with Strategic Delivery Partners such as Green Lab and Young Craft Citizens, the programme celebrates local craft heritage while establishing a new narrative for South Shoreditch’s future.

A spokesperson for Linea Properties said: “This is a huge milestone for Shoreditch, Hackney, and London. Our positioning for Shoreditch Works is ‘Local Roots. Global Impact,’ and that is exactly what this project will deliver. It starts with an aspiration to harness the creativity and innovation of the people and businesses of Hackney and provides a platform for that local talent to have a positive impact on the world. We look forward to working with our partners, Hackney Council, and the local community to bring Shoreditch Works to life.”

Shoreditch Works is poised to become a model for sustainable development, combining innovative design, community integration, and heritage preservation, ensuring a lasting positive impact for both the local area and the wider city.
