In recent years, there has been a huge population boom across the world. This has meant that many are constantly searching for new homes in order to support their families or even desiring more than one home. To this end, this has meant that especially in our cities that there is very little space available for more buildings to be built. Therefore, property developers and other sectors in the construction industry have begun to build larger buildings in order to fit these properties into densely populated urban areas. To add to this, construction safety is also very important, to make sure that a building is safe it needs to be constructed in a reliable and responsible manner. Given that in recent years construction styles has been called in to question, for instance the Grenfell Tower inquiry found that the utilisation of certain materials when building the tower block jeopordised the safety of everyone in the block, and many other residential blocks within the country, correct construction planning and accessing of accurate materials matters more than ever. This therefore creates a fine line with construction workers between being efficient in producing these large buildings whilst making sure that the job is done to the highest standard. This is why many protocols are in place before construction actually occurs, one of these is called the pre-construction stage. Because there are a few stages prior to the preconstruction stage, many feel that this step may not be worth the money, however this article wishes to tackle that and outline what pre-construction services are and why they are so beneficial to new builds, especially the development of large buildings.
It is important to note that there are different types of buildings projects. These projects are categorised into small, major, and “mega” projects depending on their size and in turn their cost. Megaprojects especially have a tougher approval process compared to the other two categories as they need much more approvals and permits from treasuries, the infrastructure and project authorities. All of these governing bodies have to approve of these projects jointly. Big projects are desirable for the masses, businesses and especially the government as they tend to support larger economic goals. They can include productivity, restructuring the economy and regeneration meaning they are more value for money. More so, it has been suggested that in a post Brexit society that these vast projects will allow this country to expand on building expertise, thus allowing Britain to become more independent, develop a robust workforce, and become stronger player in the global technological and building sector. This is supported by Dan Grimshaw, a construction boss and industry specialist who claims, “As workers reach retirement age, fewer people are entering the industry to replace them; at the same time the sector is experiencing a shortage of ‘young talent. For the industry to prosper post-Brexit, it must do more to sell itself to young people while they are still in secondary education to attract the school leavers and graduates of the future.”’ In turn, these large building operations attract young talent that the industry needs. Therefore, large scale projects are vital towards economic growth, hence why the correct planning through pre-construction services is so necessary.
